AI dashboards, automations and websites for estate and letting agents.

Independent sales and lettings agencies, from a single high-street branch to a lettings firm managing hundreds of properties. Selling and letting is the skilled part. The admin wrapped around it is what leaves leads unanswered, and that is the part we fix.

Working with estate and letting agents

Viewings booked by phone, compliance dates in a spreadsheet.

Most independent agencies in the UK are two to twenty people: a sales and lettings branch on the high street, perhaps a second branch in the next town, or a lettings-only firm managing a few hundred properties from one office. The negotiators are out on viewings, the property manager is on the phone to a contractor, and the portal leads keep arriving whether or not anyone is at a desk.

The leaks are the same in every branch. A viewing request comes in from a portal at nine on a Sunday evening and gets a reply on Monday afternoon, after the applicant has booked three other properties. Viewing feedback never reaches the vendor, who rings to ask. Offers and chains are updated by phone and remembered by whoever took the call. Gas safety certificates, EICRs, EPCs, deposit protection and right to rent checks sit in a spreadsheet with no reminders. Rent arrears get chased when someone notices, and landlord statements go out late. A two-branch agency and a lettings-only firm with three hundred properties have the same problem: the people doing the deals are also the only people doing the admin.

We fix that with three things, built around how your branch already runs. A dashboard that shows every lead, applicant, viewing, offer, tenancy and compliance date on one screen, with whatever is overdue at the top. Automations that reply to portal leads the moment they arrive and offer viewing slots, ask applicants for feedback after every viewing and pass it to the vendor, remind landlords and contractors before certificates fall due, nudge tenants when rent is late, prompt renewals in good time, and ask for a review after every completion. And a website that shows your properties and your local knowledge properly and puts every valuation request into the pipeline. The AI drafts, you approve. Nothing reaches a landlord, vendor or tenant that you have not signed off.

It starts with a Discovery Day on site: a working day in your branch, following a lead from the portal to the viewing and a tenancy from move-in to renewal, and watching where each one slips. Within three working days you get a plain-English report of what we would fix first, each item with a fixed price and no obligation to build any of it.

Answer every lead, even the Sunday night ones.

Tell us how leads and tenancies move through your branch and we will tell you honestly whether a Discovery Day makes sense. If it does, we come to you.
